Preliminary Design
This is the information gathering phase that establishes the goals and requirements for the project. The owner provides a budget, a timeline, property survey as well as available existing drawings and ideas are discussed, then a working plan is developed.
Schematic Design
Using the ideas discussed, we will prepare simple rough sketches to show an initial design concept. The use of models and 3D drawings can be incorporated at the owner’s request.
Design Development
More detailed drawings are produced to define the actual size and relationship to the site and to existing structures. Material and product choices are selected. The budget is reviewed and preliminary cost estimates are explored. We will prepare and assist in any Review Board Approval meetings and submissions.
Construction Documentation
Once the owner approves the design, we will prepare the construction documents. These documents will be the necessary documents used for bidding, building department submission, and construction of the project.
Bidding and Negotiation
We assist the owner in the selection and hiring of the contractor, sometimes referred by the owner or recommended by us. The construction documents are submitted to qualified contractors which the contractors will use to submit a price for bid. During this time, we will answer questions and review the construction documents with the bidders.
Construction Administration and Management
From the beginning of construction until the end, we visit the site to ensure the information provided on the construction documents are reflected in the build. We assist the owner by addressing any concerns and potential issues , review the progress of construction, review and approve requests for changes, and review and approve the contractor’s application for payment. At the end of construction, we will help the owner prepare for final payment after the owner’s final approval of the completed work. Once the project is completed we will assist in filing for a Certificate of Occupancy with the Building Department.
Home Purchase and Home Sale
We can assist in reviewing the design possibilities and cost before the purchase of a new home. Prior to the sale of your existing home, we can offer the service of completing the necessary documents to obtain a Certificate of Occupancy if needed. A site visit is needed for either a sale or purchase.
